Dubai South (DWC) Auditors

Annual audits and financial reporting support for Dubai South businesses. SAIF Chartered Accountants helps you prepare reliable records, address audit queries and organise your reporting obligations.

Audit and accounting in Dubai South

Financial reporting that follows your business.

A freight invoice, a warehouse movement and an overseas customer payment can belong to different stages of the same transaction. Your accounts need to explain those connections.

Our Dubai South audit service starts with the entity, activities and systems behind the trial balance. We identify material reporting areas, agree the evidence needed and establish a practical timetable with your finance team.

For an established business, this may involve inventory, intercompany balances or contract revenue. For a first-year company, the priorities can be opening capital, start-up expenditure and the correct reporting period. The annual audit engagement is tailored to that position rather than a standard document count.

Dubai South is also known as Dubai World Central, or DWC. It is distinct from Dubai World Trade Centre (DWTC). Check the licence issuer and legal structure before applying any free-zone reporting guidance.

Dubai South audit services

From audit readiness to final reporting

A written scope helps distinguish the independent audit from additional accounting, tax and filing assistance.

01

Annual financial statement audit

An independent audit of the reporting entity’s financial statements, with attention to material balances, estimates and disclosures. Agree the reporting framework, auditing standards and deliverables in the engagement letter.

02

First-year and opening-balance review

Plan evidence for capital introduced, incorporation costs, initial contracts and opening balances. If the business has changed auditors, allow time for professional communication and review of the prior reporting position.

03

Inventory and transaction testing

Plan stock-count attendance and supporting work where relevant. Consider ownership, third-party storage, goods in transit, valuation and the recognition of purchases and sales around the reporting date.

04

Accounting readiness and reporting

Identify missing schedules, reconcile ledgers and discuss financial statement presentation. Additional bookkeeping or accounts-preparation assistance is separately scoped and assessed for independence; management remains responsible for its records.

05

Audit filing and renewal coordination

Organise the final report, approved accounts and information requested for the company’s filing. Agree who has authority to submit and who will respond to queries. Renewal support does not guarantee authority acceptance.

06

Group reporting and tax coordination

Reconcile head-office and related-party balances, align reporting schedules and share relevant findings with separately appointed tax advisers. Corporate tax, VAT and transfer pricing work need a clear scope of their own.

Sector-specific audit planning

Understand the movement behind the numbers.

Cross-border trading and operational businesses need evidence that connects commercial activity to financial reporting.

01

Logistics and freight forwarding

Match revenue and costs to completed jobs. Review unbilled freight, carrier charges, demurrage, deposits and whether the business acts as principal or agent.

02

Warehousing and distribution

Distinguish company-owned stock from customer goods. Reconcile warehouse records, identify damaged or slow-moving items, and support year-end cut-off and inventory valuation.

03

Aviation-related businesses

Examine contract terms, maintenance or service milestones, spare parts, equipment, customer advances and significant estimates. Agree specialist evidence needs early.

04

Trading, e-commerce and services

Reconcile platform settlements, refunds, payment-gateway balances and overseas receivables. For service contracts, support the timing of revenue and any work in progress.

One shipment, several audit questions

  1. Order and contractWho owns the goods, and when does control transfer?
  2. Movement and storageWhere is the stock at year-end, and what confirms its condition?
  3. Invoice and settlementDo revenue, cost and receivables fall in the correct period?

A planning sequence; the accounting treatment depends on the contract and applicable framework.

Audit preparation checklist

Prepare the records your audit will rely on.

These are common engagement records, not a fixed list of documents to upload to the authority. Requests depend on materiality, risks and business activity.

01

Entity and reporting period

Current licence, incorporation and constitutional documents, relevant resolutions, prior audited accounts and confirmation of the period being audited.

02

Ledger and cash

Final trial balance, general ledger, all bank statements, reconciliations, cash records and details needed to request independent confirmations.

03

Sales, purchases and settlements

Invoices, credit notes, contracts, customer and supplier ageing, subsequent receipts or payments and explanations for disputed or old balances.

04

Stock, shipments and assets

Count records, warehouse reports, shipping terms, goods-in-transit schedules, valuation workings, fixed-asset registers and lease agreements.

05

People, financing and commitments

Payroll, employee-benefit calculations, shareholder funding, borrowings, guarantees, legal correspondence and significant purchase commitments.

06

Tax and related parties

Relevant VAT returns, tax workings, related-party agreements, intercompany reconciliations and the financial information supporting group charges.

Close the gaps before fieldwork.

Reconcile schedules to the ledger, explain unusual balances and nominate an owner for each query. Track adjustments after the initial trial balance so everyone works from the same version. Arrange a secure document-sharing method with the engagement team.

Reporting across locations

Bring the warehouse, head office and finance team into one plan.

Records may sit with an external bookkeeper, a warehouse operator, a freight agent or an overseas parent. Waiting until the final review to involve them can leave important evidence outstanding.

  • Map where stock and supporting records are held.
  • Agree access to systems and responsibility for reconciliations.
  • Schedule third-party confirmations and group reporting requests.
  • Escalate missing information while there is time to resolve it.

Tell us about outsourced operations and overseas balances when requesting a proposal. This helps define the scope and the people who need to participate.

How we work

A clear audit process with defined handovers

Management owns the records and approvals. The audit team evaluates the evidence and reports independently.

  1. 01

    Confirm the reporting brief

Identify the licence issuer, legal entity, financial period, reporting framework and any outstanding submissions. Obtain the current authority instructions.

  2. 02

Close the books and plan evidence

Reconcile key accounts, agree schedules and allocate responsibilities. Arrange count attendance and confirmations before evidence becomes difficult to obtain.

  3. 03

    Complete fieldwork and resolve queries

Test relevant transactions and balances. Discuss evidence gaps, accounting judgements and proposed adjustments with management.

  4. 04

Approve the accounts and finalise reporting

Complete the review, obtain management approvals and representations, and issue the report when the necessary work is complete.

  5. 05

    Submit and track the outcome

Use the correct company service request, check the final pack and retain the submission reference. Respond to comments using the approved version.

Financial statements and audit reporting

Know what the finished engagement includes.

Agree the reporting framework before accounts are prepared. Where IFRS Accounting Standards apply, the financial statements need more than a profit-and-loss export: presentation, comparative information and explanatory notes matter too.

The auditor’s report is a separate document expressing an opinion on the financial statements. ISA 700 addresses forming that opinion and the report’s form and content. Identify the applicable standards and any additional reporting requests in the engagement letter.

Discuss significant accounting judgements early, including revenue recognition, doubtful debts, inventory write-downs, leases and going concern. A proposed adjustment needs management’s consideration and approval; it is not simply an instruction to change the ledger.

Submission and licence-renewal support

Keep a controlled final reporting pack.

Agree the submission responsibility at the start, not after the audit report has been signed. Your authorised company representative should check the current Dubai South service request and any entity-specific directions.

Before filing, reconcile company details, dates, currency and figures to the approved accounts. If a summary or supplementary form is requested, follow that form’s instructions rather than importing a template from another free zone.

Retain the submission reference and monitor follow-up requests. A successful upload is not necessarily final acceptance. If a renewal or filing issue arises, use the actual authority notice to establish the next action.

Fees and turnaround

A realistic timetable starts with your records.

Share your reporting period, trial balance, approximate transaction volume, stock locations and prior audit report. Mention any first-year reporting, system migration, overseas operations or missing bookkeeping.

These factors affect the work needed and the fee. A service business with reconciled accounts differs from a distributor with several warehouses and unresolved opening balances. External confirmations and complex estimates can also influence completion.

Ask for milestones covering document readiness, fieldwork, management responses, approval and reporting. Distinguish the auditor’s timetable from authority processing. We agree completion expectations after reviewing the scope rather than promising a fixed turnaround for every business.

Frequently asked questions

Dubai South audit questions, answered

Practical guidance for company owners, finance teams and overseas groups arranging a DWC audit.

Speak to an audit specialist →
01Does a Dubai South company need an annual audit?+

Dubai South’s published DWC FAQ states that Free Zone Enterprises must appoint an independent auditor registered and licensed in the UAE and submit audited financial statements annually. Confirm the instructions applicable to your entity and licence issuer.

02How do I choose DWC approved auditors?+

Check the proposed signing firm’s current audit licence, professional registration, independence, relevant experience and engagement scope. Ask Dubai South to confirm any additional appointment condition for your entity. Obtain a written proposal identifying the signing firm, reporting period, deliverables and responsibilities.

03What is the Dubai South audit submission deadline?+

Confirm the reporting period and due date using your company’s current authority notice or service request. The public FAQ referenced here confirms annual submission but does not specify a universal deadline. Do not substitute another free zone’s deadline or assume that licence renewal and audit filing fall on the same date.

04Does a company with no sales still need accounts?+

No sales does not mean no financial activity. A new or inactive business may have capital, licence fees, rent, bank charges or shareholder funding. Do not assume an audit exemption based only on turnover; obtain written confirmation before relying on any relief.

05Can the accounts be presented in a currency other than AED?+

The published Dubai South FAQ says audited accounts in other currencies are accepted. The presentation currency still needs to suit the applicable reporting framework, and separate tax-reporting or portal requirements must be checked.

06Is DWC the same as DWTC?+

No. DWC refers to Dubai World Central / Dubai South in this context. DWTC refers to Dubai World Trade Centre. Verify the authority named on your licence before selecting a reporting checklist or submission route.

07Do a DWC-LLC and a branch use the same accounts?+

Not automatically. Confirm the reporting entity and whether separate branch information, parent-company accounts or a group reporting package is required. Do not assume that a parent’s audit report fulfils every local filing requirement.

08What documents should we send to begin the audit?+

Start with the licence, reporting period, prior accounts and trial balance. The document checklist on this page covers common records. The audit team will tailor requests to your transactions and risks; use the secure sharing channel agreed for the engagement.

09Can you assist with incomplete bookkeeping?+

Discuss the missing records before agreeing a completion date. Readiness work can identify gaps and additional accounting assistance may be separately agreed, subject to independence requirements. Unsupported balances cannot simply be treated as verified evidence.

10How much does a Dubai South audit cost?+

Fees depend on the reporting scope, transaction volume, stock locations, systems, overseas balances and quality of the records. Request a written proposal identifying what is included, additional services, assumptions and how scope changes will be handled.

11Will an audit confirm our Corporate tax position?+

A financial statement audit is not a separate opinion on every tax obligation or on Qualifying Free Zone Person status. Agree tax-return preparation, VAT reviews and transfer pricing assessments separately and keep their underlying records consistent with the accounts.

12Can you guarantee a clean report or licence renewal?+

No. The audit opinion depends on evidence and the financial statements, while filing acceptance and licensing decisions belong to the authority. Early preparation and prompt responses help the process, but neither outcome can responsibly be promised in advance.

13What is the difference between IFRS and ISA?+

IFRS Accounting Standards concern the preparation and presentation of financial statements. International Standards on Auditing concern the auditor’s work and reporting. Confirm the applicable framework and standards for your engagement; an accounting-software export alone is not necessarily a complete set of financial statements.

14What happens if we change auditors or have an overdue prior year?+

Share the previous reports, opening trial balance and relevant authority notices. Allow time for professional communication with the outgoing auditor and for evidence supporting opening balances. Agree how each outstanding period will be addressed; a current-year engagement does not automatically clear earlier filing obligations.
