Fujairah Free Zone Auditors

Reliable accounts and a clear reporting plan for your Fujairah business. SAIF Chartered Accountants supports financial statement audits, year-end preparation and the financial documents needed for renewal.

Fujairah Free Zone audit and accounting

A reporting file that explains the business.

Trade, stock movements and cross-border transactions can make a year-end close more demanding than the final trial balance suggests. Owners and finance teams need records that explain what happened—not just totals that agree.

Prepare the financial statements and supporting evidence with the next reporting request in mind, whether it comes from the authority, a lender or your shareholders.

SAIF Chartered Accountants helps Fujairah Free Zone businesses organise their accounts, complete scoped audit work and coordinate related tax and reporting support.

Our UAE practice was established in 1994. We work with management to identify the reporting entity, financial year and significant transactions, then agree a practical plan for the records, review and final handover.

The existing licence and latest authority correspondence help distinguish a routine annual assignment from a first audit, overdue accounts, group reporting or a special request. Share those documents before the timetable becomes urgent.

Keep the roles clear: management maintains the records and approves the financial statements. The auditor independently assesses evidence and determines the opinion; an audit is reasonable assurance, not a guarantee against every error or fraud.

Official renewal guidance

The audit report is part of a wider renewal process.

Plan the financial and administrative work together, while keeping the responsibilities separate.

What the authority publishes

The authority’s Renewal Process for the Year 2025, Step 5, includes a financial audit report prepared by certified auditors. It also refers to accounting records that explain the company’s transactions and financial position.

Read the official renewal checklist ↗

What to confirm for this renewal

Ask for the current reporting period, due date, document format and submission instructions for your entity. Agree the audit appointment and delivery milestones against that request.

Do not assume another free zone’s deadline applies, or that issuing an audit report automatically completes renewal.

Audit, accounting and advisory

Define the support your company needs.

Agree the scope before work begins. Bookkeeping cleanup, audit, tax and renewal assistance should have clear deliverables and fees.

01

Annual financial statement audit

Agree the reporting framework, period and intended users. The audit examines evidence supporting material transactions, balances and disclosures, with an independently determined opinion.

Where accounting preparation and audit are requested together, we assess independence and establish appropriate boundaries. Management remains responsible for its accounting policies and financial statements.

Records that reflect your operations

Focus on the transactions that matter.

These examples help organise the evidence. Audit procedures are designed for the actual risks and materiality of the assignment.

01

Trading and distribution

Reconcile warehouse movements to purchases, sales and the general ledger. Shipping terms, goods in transit, returns and credit notes can change the correct year-end position. Explain stock held by third parties and goods held on behalf of customers.

02

Logistics and service operations

Support income with the contract, service completion and billing records. Match subcontractor and handling costs to the relevant activity, explain unbilled services and document customer advances or disputed claims.

03

Manufacturing and industrial businesses

Connect raw materials, production records, work in progress and finished goods to the valuation schedule. Support overhead allocation, wastage, machinery costs and impairment judgements. Arrange material inventory evidence before the count date.

04

Branches and group companies

Reconcile balances with the parent and other group entities, including shared costs, funding and service charges. Identify local reporting needs separately from the parent’s consolidation package and agree the relevant reporting period.

Trading example: follow the goods into the accounts

  1. 01 · Commercial recordsContracts, invoices, shipping terms and delivery records establish the transaction.
  2. 02 · Physical movementWarehouse entries, dispatches and third-party records explain location and movement.
  3. 03 · Reporting positionReconcile ownership, cut-off and valuation to inventory, revenue and cost balances.

A shipment date or warehouse count alone does not establish the correct accounting treatment. Investigate differences between the supporting records and the ledger.

Fujairah Free Zone audit checklist

Prepare a complete, traceable evidence file.

Use this with your finance team before fieldwork. It is an engagement-preparation checklist, not a universal authority-upload list.

01

Identity and reporting history

Licence, incorporation documents, ownership information, financial year, prior financial statements and the latest authority or bank request. Explain changes in the business or reporting period.

02

Trial balance and cash

Final ledger, bank statements and reconciliations for every account, cash records, loan schedules and unresolved items. Keep a controlled record of adjustments made after the initial handover.

03

Sales and purchases

Contracts, invoices, credit notes, delivery evidence, receivable and payable ageing, and supplier statements. Explain customer advances, disputed balances and unusual year-end transactions.

04

Stock, shipping and assets

Stock lists by location, count records, costing schedules, shipping documents and goods-in-transit analysis. Include asset registers, additions, disposals, depreciation and lease agreements.

05

Payroll, owners and commitments

Employee-benefit workings, payroll, shareholder accounts, guarantees, finance agreements and significant commitments. Separate business payments from the owners’ personal expenditure.

06

Tax and group arrangements

VAT and Corporate tax workings, intercompany reconciliations, related-party agreements and parent-company reporting instructions. Flag significant events after year-end and material estimates.

First audit or incomplete prior-year accounts?

Opening balances and missing history need attention early. Share prior reports and available records, identify what cannot yet be supported and agree who will resolve each gap. Do not combine overdue periods or change opening balances simply to make a schedule reconcile.

From planning to handover

Four stages with a clear owner at each step.

Keep a shared query list and evidence timetable. Completion depends on the quality of the records and timely decisions, not just the date the engagement begins.

  1. 01

    Scope and timetable

Confirm the entity, year-end, reporting request and renewal milestones. Agree appointment, independence, deliverables and responsibility for each workstream.

  2. 02

    Records and evidence

Close the accounts, reconcile supporting schedules and plan evidence requests. Track missing documents, stock arrangements and material accounting estimates.

  3. 03

    Review and approval

Resolve queries and proposed adjustments. Management approves the accounts; the auditor forms an independent conclusion from the evidence obtained.

  4. 04

    Report and follow-up

Issue the final report when appropriate, complete the agreed handover and retain submission evidence. Assign any remaining renewal or control-improvement tasks.

Financial statements and final deliverables

Know what the final report covers.

The applicable financial reporting framework determines the statements and disclosures. Agree the framework rather than assuming every small company or group needs the same reporting package.

Financial statements generally address financial position, performance, cash flows, equity changes, notes and comparatives as required by that framework. IFRS concerns financial reporting; auditing standards concern the examination of evidence and the report.

Management-letter observations, group schedules, lender calculations or submission assistance are additional deliverables only where agreed.

Fujairah Free Zone audit fees

Compare scope and readiness, not just price.

Start with the licence, trial balance, previous accounts and deadline. Explain stock locations, financing, related-party transactions and any missing records.

Request a scoped proposal →

Workload depends on transaction volumes, complexity and the reliability of the accounting file. A service business with reconciled accounts differs from an industrial operation with production costing or a group company with material cross-border balances.

Separate the audit fee from bookkeeping reconstruction, tax analysis and administrative assistance. Agree dates for record readiness, responses, review and approval, with contingency for significant issues.

Recurring delays often indicate a monthly-close or control weakness. A separately scoped internal audit or controls review may help management address the cause rather than repeat the same year-end cleanup.

Corporate tax, transfer pricing and historical ESR

Keep related obligations in the correct context.

A reliable ledger supports several reporting needs, but each has its own conditions and purpose.

Corporate tax and QFZP status

A free-zone licence is not a blanket tax exemption. Assess the income, activities and applicable conditions separately from the audit opinion.

Ministerial Decision No. 84 of 2025 requires audited accounts for QFZPs and non-Tax-Group taxable persons with revenue exceeding AED 50 million, for tax periods starting on or after 1 January 2025. Tax Groups have separate special-purpose audit requirements.

Corporate tax support →

Transfer pricing and benchmarking

Group trading, management charges, loans and guarantees need consistent contracts and financial information. Identify the controlled transactions before selecting a pricing method or comparable analysis.

Benchmarking supports the analysis; it does not replace evidence of the services, funding or goods actually provided.

Transfer pricing services →

Historical ESR references

Older renewal material can mention Economic Substance Regulations. The Ministry of Finance cancelled ESR notifications and reports for financial years ending after 31 December 2022.

Earlier-period compliance and information requests may still need attention. Confirm the period concerned rather than treating an old checklist as a new annual filing obligation.

Branches, special activities and closure

Check the entity and purpose before using a checklist.

Fujairah Free Zone, Creative City and other jurisdictions are not interchangeable. The legal name, licence issuer and activity determine the appropriate starting point.

A bank request, authority renewal or proposed closure may require different documents even when they use the same accounting records.

Company-specific renewal items

The authority’s published checklist includes parent-company good-standing documentation for branches or subsidiaries and additional items for certain locations and activities. Check applicability with the authority; a financial audit does not replace those clearances.

Closing the company

Reconcile assets, liabilities, employee balances and owner accounts before final reporting. Confirm any specific closure report, appointment or clearance needed. An annual audit alone does not cancel the licence or complete tax deregistration.

Frequently asked questions

Fujairah Free Zone audit questions, answered

Practical starting points for business owners and finance teams. Confirm current instructions for your company before acting.

Discuss your reporting needs →
01Does Fujairah Free Zone require a financial audit report?+

The authority’s published Renewal Process for the Year 2025 asks companies to submit a financial audit report prepared by certified auditors. Check the latest instructions for your entity and renewal cycle before arranging the reporting work.

02Is there one audit deadline for every Fujairah Free Zone company?+

Do not assume a universal date. Confirm the required reporting period and submission date against your current authority notice and renewal instructions, and keep the separate Corporate tax calendar in view.

03Does submitting the audit report complete licence renewal?+

No. The financial report is one part of a wider renewal process. Administrative, payment, employee, premises and compliance requirements may also apply. Confirm what remains outstanding for your company.

04What should I provide to get an audit quotation?+

Share the licence, year-end, trial balance, previous accounts and requested deadline. Explain the business activity, stock locations, group transactions and any gaps in bookkeeping so the scope can be assessed.

05Can you prepare accounts before the audit starts?+

We can assess accounting and closing support separately from the audit. Management retains responsibility for the financial statements, and any combined services require an independence assessment and appropriate safeguards.

06Does a company with no sales still need accounting records?+

Yes. Rent, licence costs, capital contributions, bank charges and owner payments may need recording even before trading begins. Do not assume that inactivity removes the company’s reporting or tax obligations.

07What happens if the records are incomplete?+

Identify the missing periods and evidence early. Reconstruction may require bank statements, contracts and supporting invoices. Agree a cleanup plan and realistic milestones; unsupported balancing entries do not resolve an evidence gap.

08How much do Fujairah Free Zone audit services cost?+

Fees depend on transaction volume, record quality, inventory, group arrangements and reporting complexity. Ask for a written scope separating audit fees, accounts preparation, tax advice and renewal assistance.

09How long does an audit take?+

Timing depends on evidence readiness, accounting questions and management responses. Agree milestones after an initial assessment and allow time for review, corrections and approval. A promised turnaround cannot replace required audit procedures.

10Can the engagement be handled remotely?+

Many documents and meetings can be handled securely online. Inventory observation, site-related evidence or other procedures may require different arrangements. Discuss these before agreeing the timetable.

11Is Fujairah Free Zone automatically exempt from Corporate tax?+

No. A free-zone licence is not a blanket tax exemption. Review the entity’s income, activities and applicable conditions; the audit opinion itself does not establish entitlement to a particular tax treatment.

12Do Qualifying Free Zone Persons need audited accounts?+

Ministerial Decision No. 84 of 2025 requires QFZPs to prepare and maintain audited financial statements for tax periods beginning on or after 1 January 2025. Assess this obligation separately from authority renewal reporting.

13Does an older renewal checklist mean a new ESR report is required?+

Not automatically. The Ministry of Finance cancelled ESR notifications and reports for financial years ending after 31 December 2022. Earlier-period obligations and information requests may remain. Clarify which period any authority request concerns.

14Is Fujairah Free Zone the same as Creative City?+

No. Use the authority and legal entity shown on your licence. This page concerns Fujairah Free Zone; do not automatically apply its renewal checklist to Creative City or a different Fujairah jurisdiction.
