Dubai Design District Auditors

Audit and DDA reporting support for design, architecture, fashion, media, retail and creative businesses operating from Dubai Design District.

Audit in a creative business district

Connect contracts and creative delivery to the accounts.

A beautiful portfolio does not by itself establish when revenue was earned, who controlled a service, what belongs in inventory or how intellectual-property income should be measured.

Review the wider DDA reporting framework →

SAIF Chartered Accountants, established in the UAE in 1994, provides annual audit and related reporting support for businesses in Dubai Design District.

We start with the licensed entity, activities, customer promise and financial year. The reporting file then connects contracts, project systems, invoices, cash, suppliers, stock, rights, payroll and group transactions to the closing ledger.

The financial statement audit is independent assurance. It does not endorse creative work, certify a brand or product, approve a building design, value intellectual property automatically, or replace DDA, tax, licensing or professional-body requirements.

DDA financial reporting

Plan the close, audit and filing together.

Confirm the legal entity before applying a reporting route. Dubai Design District can accommodate different licence arrangements, and the office address alone is not conclusive.

01

Annual statements and return

DDA Circular 421 requires FZLLCs and branches within its scope to prepare and submit annual audited financial statements and an annual return.

02

Six months from year-end

The ongoing deadline is six months after financial year-end. A new company submits after its first completed financial year.

03

Branch reporting options

The circular permits consolidated audited parent statements or a standalone extract covering branch operations, subject to the required package.

04

AXS submission package

The circular identifies AXS and a Financial Statements Report Summary Sheet. Confirm current forms, access and evidence.

Searching for Dubai Design District approved auditors?

We did not find a current public d3-specific auditor directory in the official sources reviewed. DDA’s appointment service lists required auditor documents. Verify the firm’s UAE credentials, independence and acceptance for the specific entity instead of relying only on an online label.

Creative-sector business models

The audit trail follows the promise to the customer.

A d3 entity may combine several models. Map each material stream, contracting entity and delivery route before finalising revenue, cost and tax treatment.

DESIGN

Design and branding agencies

Retainers, project milestones, scope changes, media and production spend, client advances, unbilled work and receivable recovery.

ARCH

FASHION

Fashion and product businesses

Collections, raw materials, samples, work in progress, finished goods, consignment stock, markdowns, returns and royalties.

Rights, talent, locations, production budgets, supplier accruals, platform income, licensing and principal-versus-agent presentation.

Point-of-sale, gateways, dispatch, returns, discounts, fulfilment stock, commissions, loyalty balances and cut-off.

EVENTS

Sponsorship, ticketing, exhibitor income, deposits, venues, production commitments, cancellations and final settlements.

Business context: DDA Dubai Design District activity descriptions.

High-attention reporting areas

Creative work still needs traceable financial evidence.

Prepare project and rights information before year-end. Invoices and bank receipts alone may not establish delivery, ownership, presentation or the correct reporting period.

Retainers and milestones

Separate cash received from work delivered.

Connect briefs, deliverables, variations and acceptance to revenue, contract assets, receivables and contract liabilities. Explain old unbilled work and advances.

Pass-through expenditure

Assess principal-versus-agent presentation.

Document who controls media, production, talent, venue or printing services before transfer. Reimbursement by a client does not determine gross or net reporting.

Projects and work in progress

Reconcile budgets, time, commitments and progress.

Identify incomplete, paused and loss-making projects. Compare estimates with later outcomes and accrue unresolved supplier costs.

IP, royalties and stock

Support ownership, usage, valuation and condition.

Reconcile rights agreements and royalty statements. For fashion and product stock, document quantities, location, cost, markdowns, returns and net realisable value.

Professional support

Define every service and responsibility.

Audit, accounts preparation, filing support, internal controls and tax advice serve different purposes. Agree the scope in writing and preserve auditor independence.

02

Contracts and delivery

Customer agreements, briefs, statements of work, milestones, variations, acceptance, time records, project status and post-year-end completion.

03

Revenue and working capital

Invoices, credit notes, receipts, advances, accrued or unbilled income, contract liabilities, aged receivables and subsequent collections.

04

Suppliers and pass-through spend

Media, production, talent, printing, venue and subcontractor agreements; approvals, invoices, delivery evidence, accruals and gross-versus-net analysis.

05

IP, stock and assets

Trademark, design, image, music and software rights; royalty reports, inventory counts, valuation, equipment, fit-out, leases and impairment indicators.

06

Groups and tax

Intercompany agreements, allocations, financing, reconciled balances, VAT and Corporate tax workings, forecasts, provisions and subsequent events.

Keep the contract-to-ledger bridge visible.

For every material stream, show what was promised, what was delivered, what was invoiced, what was collected and the closing balance. Retain the report parameters and explanations for manual adjustments.

How the engagement works

Four stages with clear ownership.

A target date matters, but completion depends on reconciled records, sufficient evidence, review and management approval.

  1. 01

Confirm the entity and reporting route

Review the licence, legal form, financial year, DDA obligation, business activities, reporting framework and intended users. Confirm appointment and independence before work starts.

  2. 02

    Close and reconcile the records

Freeze one controlled trial balance and reconcile projects, customers, suppliers, banks, inventory, payroll, gateways, tax and related parties.

  3. 03

    Examine evidence and resolve issues

Provide records for independent audit procedures. Resolve cut-off, project progress, pass-through spend, stock, royalties, estimates, adjustments and disclosures.

  4. 04

    Approve, report and retain

Complete management and directors’ approvals, issue the report when sufficient evidence is available, and retain the signed filing pack and submission confirmation.

Corporate tax and VAT coordination

A d3 licence does not determine the tax outcome.

Use approved financial statements as the starting point for tax workings and document adjustments separately. DDA reporting and federal tax filing are different obligations.

Free-zone status, the dual-licence arrangement, mainland activity, cross-border services, imports, e-commerce and rights income require entity- and transaction-specific analysis.

Corporate tax services →

Make transfer pricing transaction-specific.

Creative groups may share brand, IP, management, employees, production, technology, financing and client relationships. Retain agreements, functional analysis, calculations and evidence of delivery.

Benchmarking can support an appropriate method or range. It does not replace the facts, contracts, functions, assets and risks of the actual controlled transaction.

Speak with our team →
01Does a Dubai Design District company need an annual audit?+

DDA Circular 421 requires DDA-regulated FZLLCs and branch offices within its scope to prepare and submit annual audited financial statements and an annual return. Confirm the legal entity and current instructions rather than deciding from the d3 address alone.

02When are d3 audited financial statements due?+

Circular 421 states an ongoing deadline of six months from financial year-end. A newly registered company submits after its first completed financial year. Allow time for close, audit, approval and portal submission.

03Is Dubai Design District a free zone?+

Yes. The official d3 FAQ describes Dubai Design District as a free zone governed by DDA. It also explains a dual-licence model, so confirm whether the engagement concerns the DDA free-zone entity, a DET or DED mainland entity, or both.

04Is there a public Dubai Design District approved auditors list?+

We did not locate a current public d3-specific directory in the official sources reviewed. DDA’s appointment service lists required auditor documents. Verify the signing firm’s UAE professional status, independence and current acceptance through DDA or AXS.

05What is required to appoint or change the auditor?+

DDA’s current service lists a directors’ resolution, the audit firm’s valid UAE trade licence and its corporate RICC form. The general manager or appointed legal representative makes the request. Check the live service before filing.

06How should design retainers and project income be prepared?+

Maintain a contract register connecting the brief, price, retainer, milestones, variations, delivery, acceptance, invoices and cash. Reconcile delivered and undelivered obligations to revenue, receivables, contract assets and liabilities.

07How are media buying and production costs presented?+

Assess whether the company controls the promised service before transfer or acts as an agent. Keep customer and supplier terms, approvals, invoices and delivery evidence. Customer reimbursement alone does not determine gross or net presentation.

08What should a fashion or product business prepare?+

Prepare count records and reconciliations for materials, samples, work in progress, finished goods, consignment and fulfilment stock. Support cost, ownership, location, condition, markdowns, returns and net realisable value.

09What records support intellectual property and royalties?+

Retain agreements covering ownership, territory, period, permitted use, exclusivity, royalty bases and termination. Reconcile royalty statements to source sales or usage data, invoices, settlements and year-end accruals.

10Can a d3 branch use parent-company accounts?+

Circular 421 permits a branch route using consolidated audited parent statements or a standalone extract of branch operations. Confirm the accepted package, reporting period and availability of reconciled local information.

11Does a d3 licence guarantee 0% Corporate tax?+

No. The outcome depends on the taxable person, activities, income, transactions, substance and satisfaction of statutory conditions. A free-zone address or audit report does not itself establish the rate.

12What affects the audit fee and completion time?+

Record quality, project volume, contract complexity, inventory, rights, groups, systems and evidence availability affect the work. Share the licence, trial balance, prior report and business model for a properly scoped proposal.
