Frequently asked questions
Dubai Industrial City audit questions, answered.
Direct answers for manufacturers, warehouse operators, logistics businesses, branches and groups.
Speak with our audit team →01Is Dubai Industrial City a free zone?+
No. Dubai Industrial City’s official FAQ says it is not a free zone. It identifies Dubai’s Department of Economy and Tourism, historically DED, as the authority for business registration and licensing, and DDA for fit-out and building permits.
02Does a Dubai Industrial City company need an annual audit?+
It depends on the legal form and purpose. Under the UAE Commercial Companies Law, every LLC and joint-stock company must have an annual audit. Branch, partnership, tax, lender, shareholder and contractual requirements should be checked separately.
03Is there a Dubai Industrial City approved auditors list?+
We did not find a current public Dubai Industrial City-specific auditor directory in the official sources reviewed. Verify that the signing auditor is properly registered in the UAE and acceptable to the intended authority, lender, shareholder or other statement user.
04How do I choose an auditor for Dubai Industrial City?+
Check UAE professional registration, independence, experience with the company’s manufacturing or logistics model, inventory-count coverage, reporting timetable, proposed team and clearly written scope. Do not rely only on an unverified “approved auditor” label.
05Is a DDA AXS audit filing required for Dubai Industrial City?+
Do not assume so from the TECOM connection alone. Dubai Industrial City’s official FAQ says DET or DED governs company licensing and that the district is not a free zone. Check the actual licence, legal entity and current authority instructions before applying a DDA free-zone filing route.
06What records are needed for a manufacturing audit?+
Prepare the final trial balance; inventory counts; materials, WIP and finished-goods schedules; bills of materials; production and yield reports; costing and variance files; sales cut-off; fixed assets; payroll; tax; and related-party support.
07Does the auditor perform the year-end stock count?+
Management is responsible for inventory and for carrying out a controlled count. The financial statement auditor plans and performs procedures such as attending material counts, test counting and testing the final reconciliation when inventory is material.
08How should work in progress be prepared?+
Reconcile WIP to jobs or batches and support quantities, completion stage, materials, labour, machine use, overhead allocation, expected remaining costs and subsequent outcome. Investigate old, paused or loss-making items.
09What Corporate tax audit rule may apply?+
For tax periods beginning on or after 1 January 2025, Ministerial Decision 84 of 2025 requires audited financial statements for a taxable person outside a tax group with revenue above AED 50 million and sets a special-purpose audited statement rule for a tax group. Assess the current rule for the entity.
10Is Dubai Industrial City income automatically eligible for the free-zone 0% Corporate tax rate?+
No. The official district FAQ says Dubai Industrial City is not a free zone. Do not infer Qualifying Free Zone Person status or a 0% rate from the address or TECOM association. Assess the legal entity and tax law facts.
11When is transfer pricing relevant to an industrial company?+
It may be relevant to related-party raw-material purchases, finished-goods sales, contract manufacturing, machinery, technology, IP, management, financing and shared costs. Maintain agreements, functional analysis, calculations and delivery evidence.
12How long does a Dubai Industrial City audit take?+
Timing depends on record quality, sites, inventory, costing, assets, group reporting, estimates and evidence availability. Share the licence, trial balance, prior report, locations and target date for a realistic plan and proposal.
